They are worth millions. We have several near UCLA in los angeles. They serve the College community and provide convenient services the locals in that area need. Our Downtown Los Angeles area started building these building's back in 2008 and they included banking, other financial, restaurant, and retail services. People pay a nice price to live in these places; as it puts them in walking distance or a short Metro Ride to work and Recreation all in the same locality. They are paying for the conveniences and businesses are happy to share the cost with either a rental space or owning a store front.
I worked in a building in DTLA like this and it was wonderful! I didn't even need to drive my car to work.
