How about buying some "prime" acreage 45 miles from the nearest paved road for only $200,000 an acre? You could develop it.
I just sold a piece of land that was 15 miles from a paved road and 4 miles from ANY road. I had 14 offers, one from Berkshire Hathaway, which is gobbling up land like trump gobbles berders. I made a 1000% profit, and I sold only because the neighbor wanted to not log it, but use the cabin as camping spot for his kids. My kids are already middle aged and were not particularly interested in it, but they liked the cash I tossed them.
