I noticed the 9-12 month thing as well. Seems like it's being pushed back a bit..... but not a ton.

I'm all for optimism but I think it's good to balance it with the reality of the situation.

Would prefer "hope to begin construction by 'xx-xx', but because of variables, are anticipating between xx-xx and xx-xx to begin".

UL is the one I'd really like to hear about.
