i have an example, raw land in az in 1999 was going for about $800 an acre in yuma county.
since then way high and it goes higher every month.
they just built a golf course in wellton,az.
so yuma county is huge in area. goes past tacna[where they are building and oil refinery soon].
the city of yuma decided on a vote to incorporate almost all of the county with the city of yuma.
my point is land is very valuable where ever you plan to live now. [plus the sales tax, real estate tax, etc]
poor folks almost can't even afford the rents here anymore.
