Understandable, I wouldn’t pay for something that doesn’t bring value to myself. I’m actually in real estate myself and invest in real estate. Commissions are always negotiable which is a good thing. Rarely do we ever pay 3%...normally it’s 2.5% and doing some now that are only 1%. We gladly pay up when a good deal comes though. But yes, most people aren’t worth the fees. Bring value to cover your cost and I’ll pay all day.

You did mention Illinois and I wouldn’t buy real estate there either haha my in-laws live there and real estate taxes alone eat up rental profits. I’m from Nashville so it’s a different real estate investing story here.
