Yes, one a few JV's have been made and deals are complete the stock will take off and it could move quickly as we saw in the past. We just aren't quite at that pint. There is talks of JVs but not finalized yet. And once a few deals are finalized I expect it's going to become much easier to get those needed loans for updated financials, stock buy backs, and new deals. It could be close, just not quite there yet.
