You should look further at that web site. It's 4.25% for 5 yrs. with a 2%/yr and 6% life-of-the-loan cap. I'm not sure what you were looking at. No big deal.
From this site: http://www.washingtonmortgages.com/rate_frame.htm (probably will need to click the Todays ARM rates tab) there's 4.875%-4.319% for the 5 year, but I don't know how to determine if it's variable during those 5 years too or not. Can you make heads or tails out of it?
