HouseRaising, Inc. (OTCBB: HRAI)
HouseRaising is a next generation company poised for substantial growth due to its marketplace advantage for serving the Design/Build Custom Home market. Functioning exclusively in the custom homebuilding/renovation arena, HouseRaising, Inc. is a Managed Service Provider that will revolutionize the way custom homes are designed and built.
Performing the role of "General Manager", HouseRaising manages design and build projects to improve the quality of the home and the homebuilding experience while lowering its total costs by 10% or more. HouseRaising personnel utilize a patent-pending process, System C, to define and manage every step in designing and building custom homes.
The System C application is an Internet-based management structure designed to train and support projects nationwide and utilizes a body of knowledge derived from four decades of selling, designing and building unique homes. That knowledge consists of in-depth analysis and review of 2,000 design/build projects. In addition to reviewing physical results of each project, the analysis considered homebuyer, homebuilder and vendor contributions, their personalities, emotions, expectations and behavioral patterns. The five-year project resulted in identifying 1,269 issues that confront every design/build project. Important to the study, it was determined that each of the 1,269 issues had a direct impact on both the emotional and financial outcome of the projects. The analysis resulted in HouseRaising defining 3,400 specific business requirements needed to address these issues, which is the basis of System C.
System C consists of five areas:
1) A Patent-Pending Price and Design Module that electronically prices each project from preliminary design documents without homebuyers prematurely investing in house plans. This unique module assists homebuyers and builders to create and price their dream home within minutes, reducing the anxieties created by paying for house plans that do not meet the financial needs of the participants. Historically, this pricing/designing process predicts costs of unique home projects to within ½ of 1% of actual costs.
2) The System's six Management Platforms which enables management to electronically manage the construction process from beginning to end. i) Consult - Marketing and Sales links Quality Builders with Homebuyers. ii) Contract – Pricing and designing the project. iii) Connect Parties - Project Development & Engineering - work out details and budgets. iv) Coordinate Cash Flow - Financial Management (Trustees for the Project).
v) Construct – The 120 phase process of building the home. vi) Close - Reconciliation, Warranty and Review (Linking the End to the Beginning)
3) The National Construction Support Division, a centralized operation which will function as a purchasing center for all national vendor relationships.
4) Zone Design Center Operations - These Centers provide buyers, builders and vendors with a display center where they can choose and price all of the materials and components which will be used in each home.
5) The Core Triangle - divides the 6-part management platform into specific quality standards and related personality traits. This enables the projects to be completed in a financially sound and fair manner. This is done through listing the 1,269 problem points and utilizing the 3,400 tasks required to solve them.
HouseRaising’s marketing focus is to operate under the radar screens of large builders, with goals of becoming “a national company of local homebuilders™.” HouseRaising establishes builder relationships in large cities, but its emphasis is developing multiple builder relationships in small towns across America.
Up to 6,000 small homebuilders selling and building 2 or 3 homes or 4 to 6 renovation projects annually, is expected to produce sales revenues equal to some of the nation’s largest homebuilders. With the pre-sold nature of the business, HouseRaising avoids costly inventories of unsold homes and does not finance the projects. HouseRaising has an aggressive strategic business plan in place and has already established strategic relationships with CitiMortgage and Wachovia Corporation. With today's technology and the Internet, HouseRaising will quickly become a large player in the homebuilding industry
