People sell cause they are looking at a cash offer. Will that cash offer come around real soon again? The market will show. Everyone takes a chance.

So some buy now... because it's speculation.
Some sell now because they can get some cash now... and when will they next get the cash offer. They may need the money now, and don't want to chance it that it could be awhile before the can sell again.
