I'm not sure what you're saying BNB. Here in California lawyers don't get involved at all normally. Escrow insures that clear title is passed. If the title is not clear or there is a cloud on title, escrow cannot close until either 1) title is cleared, or 2) additional title insurance is purchased by the seller to cover whatever the cloud on title is. I have closed hundreds of deals and never once has a lawyer been involved.
