the JV guarantees a minimum dollar amount spent, over a given period. but all we've seen is one letter agreement. we don't know the specifics yet, of any final offer, and we also don't know if HDI will even get their deal. some other bidder(s) may come in with a superior offer... so lots of variables as of this point. jmho.
