The housing market looks bad as we all know. The experts say we will not recover until the new construction housing really expands. We applied for a building permit 2 weeks ago. The city and county building dept. have changed the way they charge for permits. It used to be easy,one permit and about $11,000 for a single family home. Now it is several permits,larger fees,more inspections and is about $19,000 and this is how the city will pay for their employees. Small builders who want to build a spec home will have even more trouble. The price of building new and competing with existing homes will be difficult. Banks generally will not loan on spec or presales construction so one must build out of private funds. Soon we will be singing "Where have all the builders gone"? j.m.o. - p.c.
