Earnest you are right as evidenced by the SP, Luiten, is fallen into the branded "Stinkie Pinkie CEO" status......

In 30 days or so I will be passing through Texas and will get a first hand look at the site with my own eyes, will post what I find...........till then.......Enjoy !!
