So are you discounting any effect that all the refi's will have. Anybody know if most of the refi's are cashouts, or are they a reduction in monthly payments? If they are cashouts, they is bad. Easy come, easy go. If they are reductions in monthly payments, that would have the same effect as a pay raise, and would protend possibly better things for the economy.
