Discreet, as much as respect you and think you are probably a fair and decent person, you were spouting the same "wish we bought more a year ago" bs, over a year ago!

You said the same exact thing to me. The stock has not done anything in that time. The developments of Berlin etc. should have put it much higher, but it hasn't...

Believe me. I hope it does go up to the levels we think it can, but we were having the same conversation a year ago that we are having today
