I disagree with some of what he says. I was a Realtor back when our last r.e. bubble burst here in So.Calif. in '89. At the beginning, there were still the people who arrived late to the party buying. As prices began to fall, there were fewer buyers but still a property priced below comparable properties sold fairly quickly to bargain hunters. People continued to "buy the dip". Even at the worst of it there were buyers, as people died, got married, had kids, got foreclosed, got job transfers. There is always a buyer for a house priced for the market it is in -- you may not get the price you expected, but you can always get your property sold if you are the best deal for the money.
