You need to look at Median price by region. New home sales are a small number compared to existing. So, a big increase in cheap homes in the South will drop the overall median even though prices in every region of the country may still be rising. I'm not a housing bull but as long as inventories stay as low as they are in the Northeast and California there will not be any big price drop.
