oh no, jetson, your lacking experience,

and suffer from a true lack of DD. Per the PR, permits will take 6-8, which everyone has concluded could take well into mid/late June. Once permitting is approved, then the bidding process begins, which doesn't occur immediately after permitting, as you should know. Once a bid is accepted (or rejected, RVGD doesn't neccessarily have to accept any of the bids, you know, if deemed to high$$$), so bids most likely begin July/August, and most have concurred w/this as well. Then you have a start date, in which the GC (if there is one) is allowed to begin, which as you know, does not occur immediately following acceptance of a particular bid, so now your looking into fall, possibly eoy. Please don't tell me, in your experience, that a project cannot start because the ground is frozen, because here in good ol Indiana, footers are dug/poured no matter the temperature. I've bought my share of concrete blankets.
