Nice summary, I agree with your reasoning.

I know in Dallas Texas prices have been quite reasonable with little increases.

Some even suggest that house values are below value here and that it is a good area to buy in.

All I know is I needed a house and got a reasonable fixed rate mortgage I could afford.
