In NJ for new construction, cost of home is 3x the land. Your 0.8 acre lot running about $250K. 4,500 sq ft home $500K.

I seen many a 50 year old cape cods and ranches fall to the bulldozers recently with tiny portion of foundation wall retained to call it remodeling.

Article talks about majority of new home sales are trade up market with capital gains accrued. Affordability for new owners getting more difficult.
