environmental contamination could be a concern but an appraiser should note that in the valuation given to the property which goes to use which would affect the sales price. then you would need an environmental study to be performed by an expert and if there was contamination, it would be reflected in the purchase price of the land.

If the land was unimproved then this would not be an issue.
