"While many innovative companies are involved in real estate tokenization, very few are widely recognized, large, and publicly traded on major stock exchanges. The majority of companies leading in the tokenization space are private entities or have niche offerings.
The primary publicly traded companies involved in the tokenization ecosystem are generally those that facilitate the trading or infrastructure, rather than owning large portfolios of already-tokenized property as their core business model.
Publicly Traded Companies in the Tokenization Ecosystem
tZERO (part of the Medici Ventures portfolio, a subsidiary of Overstock.com - now a private company since 2023, but previously had ties to a public entity): tZERO is a blockchain-based marketplace for trading digital securities, including the Aspen Digital Property Token. While tZERO itself became a private company, its early association with the former publicly-traded Overstock.com (OSTK) made it a notable example.
Securitize: Securitize is a major platform providing the technology and regulatory compliance framework for issuing and managing tokenized assets, including real estate. Securitize is a private company but has announced plans to go public, indicating a move toward public markets.
Major Financial Institutions (e.g., BlackRock, Hamilton Lane): Large, publicly traded asset managers like BlackRock and Hamilton Lane have begun offering blockchain-based versions of conventional investment vehicles and funds, which may include real estate as an underlying asset class, although this is part of their broader digital asset strategy rather than purely real estate-focused tokenization.
Key Private Companies in the Real Estate Tokenization Space
Most companies exclusively focused on real estate tokenization are private firms or operate on specific blockchain-based platforms, not traditional stock exchanges. These platforms include:
RealT: Offers fractional ownership of U.S. rental properties as Ethereum-based tokens, providing daily rental income in stablecoins.
Propy: Uses blockchain to automate real estate transactions and facilitate international deals and property tokenization.
RedSwan: Focuses on the tokenization of institutional-grade commercial real estate, aiming to provide liquidity for accredited investors.
Roofstock: Through its onChain division, it tokenizes single-family rental homes, allowing for one-click purchases with blockchain technology.
Important Distinction: Public REITs vs. Tokenization Companies
Traditional publicly traded Real Estate Investment Trusts (REITs) (e.g., Prologis on the NYSE: PLD, Equinix on the Nasdaq: EQIX) offer public market exposure to real estate but are not the same as the technology companies that facilitate the creation and trading of blockchain-based tokenized real estate shares. REITs are highly regulated entities that trade on stock exchanges like typical equities."
