Tenants are college students..except for Park who has apparently lived on the 4th floor for 4 years presumably as manager of it and the Korean BBQ Grill on the corner. So there's frequent turnover as students come and go meaning gaps in rent, rehab costs etc correct? That doesn't include those who drop out mid term, get expelled or have to be evicted.
