If rates rise, maybe this is a good strategy to pay for the purchase....but 20-30 40 year maturities is a puzzle to me.....what's your take?

I think we will see DEFLATION rather than INFLATION as I have seen most commodity prices decline or collapse since 2020....look at lumber, nat gas, grains, etc.
