Why not buy as many apartments as you can find then? Even if ITUP overpays, between the macro economy and the tax status, ITUP can't go wrong. Seems a more cogent strategy to me as it builds efficiency with a single property type. While I'm sure Lavasa, an "educational town", may be attractively priced, it is an esoteric and management intensive property. Throw on top an airline here and there, a hotel or two, and it just seems unfocused strategy to bargain hunt for properties that require a "turn around".
