That's great. There is a problem as you say with home supply. That was gradually being addressed more seriously at the beginning of this year. With homes moving like hotcakes and more being built, I don't see it taking a huge amount of time to recap our companies. As long as the rates are not brought up too high, too fast, then we should hit a goal post cap level relatively quickly. Even sooner if we get SCOTUS on our side. Good luck to you
