You got me. Market your house with paying 3% closing costs, $5000 gift card from Best Buy, and 4% buyers agent commission. This should get somebody's attention. I don't know what you are selling so it is hard to know what to tell you. I sold a condo today. I get 4%, the buyer gets 6% toward closing costs and prepaids, plus 1 year free HOA ($2600.00). That is what your competition is doing right now.
