qwave, something is definitely amiss in the residential real estate world.
A gorgeous home that I put an offer on, 6% below list,,, it seems that after a month I'm still highest bidder. (and I just recently pulled it).

Glad i didn't get snookered into bidding too high ...thankfully I have a wonderful real estate agent who stood behind my low offer and never once encouraged me to raise unless I really had to have the place. She knows better than I , how slow things are right now. She told me that a lot of folks bought and now live in houses from the frenzy days they really aren't happy with.
It's one thing to buy an equity too high, it's easy to get out. But a house...oy!
