maven, my constant mantra was the rent angle. When I saw rents stop being able to justify an investment property without continuing huge annual appreciation, I got bearish. And that was over 2 years ago. Rents barely covered expenses in many places, for some time now. The only thing investors could hang their hat on was a pie in the sky dream that property would continue it's parabolic rise, immune to the tech debacle scenario. That was scary to me.
