I started out doing rehabs. Got out the Carleton Sheets book, "No Money Down," etc. Had a partner, and we got two rehabs literally no money down. We stood to make a lot of money and he moved them into a company he created without my knowledge. WE settled that...meanwhile, I had bid on and won three homes from the City.
The project was funded etc...but certain members of a neighborhood group didn't like my designs, which one of the members later admitted he had bid and lost...so even the president of the neighborhood group said they were being "idiots," his words.
The City was impressed with my proposal and offered me tens of their in-fill lots.
So I found a production builder in TK that was willing to sub from me and sold one in one month and another two weeks later.
That lead me here!
Actually I'm further than that.....one of my advisors has direct contact into New Orleans Reconstruction and you will see press releases about that coming out soon.
Again, I hope that tidbit doesn't get me an anklet fashion. There is a press release about it tomorrow.

I developed a home concept, and TK created the home, called the Olentangy (for the Olentangy River that runs through Columbus) Reynolds Family Homes calls it the Patty Lou (for my mom).
We have already sold two of these in the first month of business. Central States Mortgage out of Wisconsin financed the first and the second buyer couldn't hold a construction note, so that is when I realized I need more capital to build em and sell em.

Window Rock Capital Corp. Signs Definitive Real Estate Agreement with RPM Ventures, LLC

RPM Ventures has an exclusive contract with the City of Columbus to develop affordable housing on in-fill lots in the U.S.'s 15th largest city. There is currently a deficit of 22,000 affordable housing units and 6,000 households are currently on Columbus' public housing waiting list. Columbus is experiencing a condominium boom in the city center.
Charles Shirley, CEO of Window Rock, stated, ``We are pleased to participate in RPM's exclusive contract with Columbus to add value to city-owned real estate. Fortunately, other developers began building downtown, rapidly increasing the value of our properties.''
