I may be wrong but ARCP may be infected with big "box shadow", it's meaning you will hopefully surmise. Mall vacancies are widespread and many large brick and mortar stores are feeling the "Amazon effect".. So we have a spectral or phantom
sinister vector affecting surmising whether some particular current real estate values can be sustained?
I am very connected to this worry as must buy a very large property equal to 7-8 Mac Donald sized ordinary offering
lots and have to measure the payable cap 4-8% on 20-30 year triple net lease next year or pay IRS confiscatory middle man sums
I will regret all my life.
I may have to go another route ( buy a more risky set of properties or a property that I will have to join in managing) as the caps are declining
while rising interest rates surely must arrive in next few years.

I am so unsure of the way to move here even for investing my cash in an ordinary REIT currently under my mattress digging into my back each night.
