COOPs sudden surge can not be attributed to their so-so report or mortgage sales since housing is down right now and mortgage companies and title companies are laying off in droves due to int rates.

So, common sense says there's another behind the scenes reason for this massive uptick. I can only speculate that there is a WAMU component to this surge. We shall likely hear something soon if that's the case.
