It is my understanding as well that the existing golf course will be connected to the Couret Place development. The overall place is 177 acres. Typically, you can estimate that the roads, detention ponds, easements for utilities, ect. will take up around 25% of the property. This leaves us with about 133 acres, then you take off the 10 acres for the commercial development, that leaves 123 acres for homes. It's hard to know how much common space they might have. For example, they could build swimming pools, workout centers, daycares, ect. Let's just say 10 acres, which in my opinion is very generous, for this type of use. That leaves us with 113 acres of home sites. If there are 500 homes they would each be on lots of almost 1/4 acre each or approximately 10,900 S.F. each. Thats enough room to build a nice house, and still have room to play catch with junior while you grill out in the backyard.

Keep in mind that these are just very rough estimates and complete speculation. I just thought I'd try my hand at guessing how many residential homes we might expect. Where I'm from 7200 S.F. is the minimum size that a subdivision lot can be, so these lots would be about 50% greater than the minimum in my area. Again this is all just me guessing, I am not pretending to know all of the facts.
