ChartFreak: Thanks for the clarification about the golf course. This makes a significant difference since even a small 9-hole course would take at least 50 acres.

However, I think you are still off on your calculation. The 177 acres is the TOTAL property area. You have to subtract out area for streets, common areas like the entrance and other shared features, and unusable space. This leaves you something closer to 70%, not 90% - about 5500-11000 sf/lot for 500-1000 homes. I had the impression these would be upscale homes, not small tract homes, so I still don't think they can fit anywhere near 1000 homes on this property - 500 would be tight.
