Remodels are rarely ahead of schedule or on for that matter. Been subcontracting for the last 20 years. While not having to deal with permits (typically the general contractor or owners responsibility) I can say that when you open up a building for a remodel, you are likely to find way more then you bargained as far as work needed. You are also in our case taking a building that was initially designed for x and morphing it into y. While this is completely doable, it is never as efficient as starting with a blank slate. Going forward it would be good to understand for everyone that the locations Roger and Ben are targeting are in the middle of very busy and already developed locations. Perfect for Snakes, not perfect for expedited construction. One thing that would be helpful (maybe it's already in place) is to find a suitable and reputable construction manager that is in tune with what Ben and Roger are going for, and stick with them. Some of the best run projects I have been on have been headed up by a GC that has multiple franchise buildouts under their belt. For instance I just got done with a project for a beauty supply chain. The GC had 14 under his belt. There was not a single issue I brought to him he hadn't ran into prior. In bidding the project, the GC was able to make sure I was aware of known issues I was likely to run into, and make sure I accounted for them in my bid. This alone was great for me as a sub to know what to plan for, but also for the owner because they didn't get a $change order$ for extra work. In my opinion these buildouts will only get more efficient as we go forward. Just as with the audits, Roger will learn and improve. That's the name of the game in business and life.
