Not much different than the east coast and Florida. Everybody knows there's hurricanes. But they build on the shore anyway. After Hugo I was in South Carolina for a while. They had a "coastal commission" that prohibited rebuilding in certain areas. So you lived there at your own risk. On Folly Beach the locals had a saying. "Want waterfront property? Buy one or two houses back from the beach and wait a while...."

It's nice to have a lot of horsepower in the engine room but you need some in the wheelhouse too.
