Eco, when I was at site and in the Parish tax office I thought the same exact thing. Pure nonsense. They made it sound as if the owner had no rights to the property when in fact he does. He just has until late next year to pay the back taxes or the will be an issue. With the current PR and what I saw at site, no way this isn’t a serious investment
Absolutely correct. I saw there was a current $58k+ change tax bill. But I was also told an agreement was in place to address this. This was directly from the Parish.
I think this one will be very successful in the very near future. When I was at the site, what I saw with my own eyes tells me there a very serious investment. 20 guys working, equipment on site, baggasse pile visible from the road, purchase agreement in place to OWN the property…..
It is. I was at site more than a week ago. A lot of activity there.
Commercial real estate is done without a real estate agency daily. Owners and buyers get together work the deal then turn it over to the lawyers. Why pay an agent 6-12% on top of a lawyer? Makes no sense. And the tax issue on commercial real estate is very common and is usually part of the purchase agreement. Schaefer and ACRA made a solid move on this. I’ve seen concerns about the note with this property. No doubt this note will be a part of the deal also and makes zero sense to purchase a property THEN have a note over your head on top of it. BTW, the note is registered in the Parish and I have no doubt ACRA found this (as I did).
I took the opportunity to look up the property while I was there and the paperwork they gave me shows clearly it’s 204, Highway 1011. The owner is listed and no problem there. As is the note, taxes and all. Talking with the tax people at the Parish I knew more two weeks ago the property was about to be sold. They told me the new buyers were just there earlier that day and that an offer for the property was immanent. But they also showed me a recent quit claim from the group who purchased the tax lien. And this is why the property went to the Parish. (First thought was wondering if ACRA had anything to do with the quit claim?)
Also found an interesting piece that the property has been subdivided when they gave me an overview of the plot. I went out to the property and was amazed to see 20 guys working in the building. They were moving equipment, materials and trailers around inside and outside. I parked right at the shipping bay and was able to see everything going on. The foreman told me they’d been the for a few days.
I went to the corner of the lot, right at the intersection of the main road and the road that goes into the back of the property and saw a new building, house-office was recently installed with other buildings ready to be installed right along side the road, opposite of the 2nd building. I also saw a trailer installed on one of the subdivided parcels, with water and power hooked up. Not sure if someone was living there or if it was an office.
I walked around the back and saw fresh track marks of heavy equipment (at least a loader and a dozer) and trucks. Although I didn’t make it to the baggase stack, I could see it from the the 2nd building at the corner of the property. Talking with the guys there at site, they said there are 2 stacks back there.
With all the activity there……Appears to me operations is immanent and wouldn’t be surprised if a PR comes out stating just that very soon.
With all the activities at the site, the number or people and equipment, the PR on the property purchase, there’s an obvious serious investment.
I have more business in Lake Charles and in Houston over the next 3 weeks. I’ll be dropping by again to check on progress. As far as I’m concerned, my investment as a long is quite safe. Would love to meet the suckers selling off at .022 and less the last 2 days. I hope everyone else gobbled up a bunch of those shares.

I called the Parish today and what I said earlier is spot on. JFYI, there has to be a lawsuit filed to seize the property. None filed. The tax paper was sold and that’s it! Nothing else. The owner still owns the property, he can bring the taxes current, he can go get a loan on the property (although the tax would be paid at closing), he can allow ANYONE to use the property and there are zero restrictions on its use.
He also said that this property is “far from seized.” Funny, he directed me to the site I visited and said “see, no transfer of title.” Still I’m the owners name.

Peach, I checked into your info a couple years ago and what you say is solid. However, there is a more criminal nature to this and I think it should be explored.
I’ll be in Lake Charles today for client meetings. I’ll drive over and ask in person. Although I doubt what you say about IFUS and the property is true. The facts do not line up. 1. Why only sell the tax to an investor? 2. (Coincides with #1) why not just sell off the property? 3. Wouldn’t the owner step in and pay the tax rather than lose the property? I’ve bought properties on the courthouse steps at auction and the tax was dissolved….4. Your implying the owner cannot step in and pay the tax? 5. Looking at the Parish online records, the legal owner is still the same guy, wouldn’t the title transfer to the Sherif?

Who said they don’t have the right to use that property? Second, I’ve personally checked into the tax situation and see what’s actually been done is the tax was sold to an investment group. The owner now pays them instead of the Parish and the investment group has zero interest in owning the property. Lastly, the owner still owns the property and in the past has been very friendly with the company to operate. So I’m not sure where you get your info, buts it’s twisted and deceiving at best.
What makes you think they're not operating? You think all this OTC stuff was for nothing?

I've seen the product sold before and have been told there are previous customers very interested in buying.
I've taken some time off from posting the past couple weeks, looking into the company, from top to bottom. Tbh, if this company got rid of FrankenAdelstein and all his headaches, it'd be a serious runner.
Be interested to know if SA still owns the IFUS judgement.
I've been watching the "padded ceilings" that past couple weeks. Every time this stock makes a run, the ceiling get padded. I saw someone pad the ceiling with 540k shares at .014 yesterday (as an example). BUT! I also saw the bid get right under the ask. This typically tells me that buyers are motivated to buy out the cheap shares. So let the suckers sell I say.

The OTC told me they had through tomorrow to file. Many were given "slots" when filed with the understanding they were swamped and will be finishing the background checks in 8-10 weeks.
I made a call to the OTC yesterday and was told they won't give out company information, but to watch for company news. But I was also told the OTC was over run with submittals and it'll be 8-10 weeks for background checks, instead of 2-2 1/2 weeks.

I've heard the filings are immanent.
I've heard there's a lot of things happening in the background for IFUS. I've also heard there's a clear schedule with full timeline for the rest of the year in play as we speak. Idk the full content to this, but conversations I've been involved with are impressive none the less.
One thing I can share is that once IFUS reaches a certain point, they'll have full production up and running in a 7 day period. Is that 7 days from today? Probably not....I don't what the start objectives are. Still digging, but certainly see the loading up happening, so apparently people that do their DD hear what I'm hearing...
The best is yet to come
I see this hitting .03, possibly .04 next week. I've heard a lot of things happening behind the scenes. No doubt when PR's start rolling out, this thing takes off.
That opinion is noted but not agreed with from the current results. The volumes we're seeing with the upward movement WITHOUT NEWS, tells me something positive is immanent AND imagine what'll happen when news is released.
Actually there are reasons. I've been made aware through my own channels and DD efforts. As said before, I expect news to be released soon.
I think the current results speak for themselves in the level of support. Again, as the ones dumping above and padding the ceiling get removed, you wont see those shares until .50. This'll be about the time the company does release information. I anticipate the following:
-Financials filed
-Judgement resolved and dissolved
-Reduction of shares
-Reduction of debt
-Income streams announced

Behind the scenes, the other channels have been very active and I'm seeing a lot of IFUS support. By the looks of things, with the volumes of shares traded each day for the past few weeks, I'm seeing massive share reduction, removing the ceilings. Once those shares are exhausted and put away, I see a clear path to .02, .10 and above.
And what if there was news?

My intel tells me there's a high level strategy meeting tomorrow morning for IFUS. My understanding is financials will be filed on time to start.
I've also heard IFUS is negotiating some very serious income streams and some are immediate. If my schedule permits, I'm making arrangements to go to the site in person and see things for myself.

Had an interesting conversation about the close of IFUS today. Not sure who it was, but they adamant about IFUS not crashing the .015 mark today. We'll see how this plays tomorrow, but cant keep a great stock down. I see this one rolling through .015 and very possibly to .023 tomorrow.
This will face huge resistance at .015. I see this as deliberate. But once that is broken and those shares are off the market, then the resistance will get lighter until .10
