Maybe "overcapacity" is that there were too many loan originators in the market, so too much money to lend.

I understand! I like going over my trades to see what I have done right and see the mistakes. However, I doubt that I have as many trades as folks here. Still is a time consuming process.

I guess "wrongdoing" is the under reporting of income - fraud. So the percentage is key. That said, I wouldn't be just taking the info from a brokerage statement unless I knew they allocated for wash sales correctly.
For someone to have a total for their buys, they should have all the info anyway. I don't see where its a problem unless they just pick a random number.
My understanding (from my accountant) is that the IRS can only go back 3 years unless there is evidence of under-reported income of 25%.

It's fun putting your "stamp" on your house. Gets pricey though. The boat club sounds like the perfect idea. I just bought an old ski boat and hope to do some more waterskiing this year (I saw this every year though.) A club like yours would have been a better idea.
AD, I am surprised that you would for a moment consider selling your new home after all that went into the purchase. (Unless something major changed in your life, of course.) Try to enjoy your new place, and if necessary, get out on your boat to chill a little. :) Yeah, the real estate market is scary but you bought your place to be comfortable living in for now. I guess Newly's situation has you re-thinking everything. Maybe it is easy for me to say, as I have no intention of selling my place, and we just had the most glorious weekend up here.

There are some people who just pay attention to what their monthly payment would be. However, there is a major disconnect when they take out the adjustable rate mortgage. Here we are at historical interest rate lows and they don't think that their monthly payment will increase! Duh! I guess they are simply hoping it doesn't. The "educated" folks that should know better are gambling here.
Sure Greenspan was around, but so were a lot of other people, trends, events. The focus of the post I was commenting on was on the so called "liar loans". But I believe you can throw in much of the sub-primes that are being touted as "predatory". I think a lot of folks were looking for something for nothing and didn't even bother reading what they were getting into, as long as they got that loan. Where is personal responsibility in all of this? Oh, yes, it just isn't fashionable these days. Ugh. By the way, this doesn't mean I don't feel for the people who were genuinely taken by some fast talking salesperson.
