The landed gentry if you will. I doubt California was even a state back then.
That I'm well aware of. Right now the upswing in warm weather states from cold weather states like NY have brought the real estate markets full circle. I'm not sure I'll wait for another 7-10 year cycle Nick. But if I'm around and patient I might.

That all may be true, none the less, it's a most efficient use of an existing low cost resource. The least costly as compared to other sources.
If ever I build a house I will have soar panels and battery back up, geothermal heating/cooling , and rainwater cistern for sprinkler use. Plus mucho mucho insulation with near zero loss... and of course an electric auto or two.
Thing is though, I'm getting too old for that so I'll just buy a condo in an apartment complex and use that for warm weather use during the winter time ( maybe I'll be Nicks neighbor ), and a cabin or other small place for use in the Tri state area for the summertime. Then I'll be going on multiple trips throughout the year to various destinations. So there's that.
You need to have your pool heated by a solar system. Friends in Tampa have a system that pumps the water to the roof through panels and heats it during the winter. Turns it off during summer months of course.
If electricity is produced at the point of use all of that is academic. See my previous posts re: solar panel co generation.

My lease cost is $81 a month and my average monthly electric bill pre solar panels 6 years ago was $230. Electricity costs have gone up over that time.
I received approximately $10,000 in city real estate rebates (over 5 years) and $5000 state income tax credits over 5-10 years ( depending upon how quickly the state tax credits were depleted )* and another $150 or so from Con Ed which I still receive yearly.
The system has added approximately $56,000 in value to my home and my real estate taxes do not reflect that increase in value with an agreement made by the City of New York. My real estate taxes do not reflect the increase in value of my home from the value added with the system. Never will.
Which brings me back to my point- I'm generating power that if used towards charging an electric or hybrid vehicle, my electricity costs would be zero.
* My wife pays state income taxes, I don't because I'm a retired NY City Civil Servant. So the state income tax credit has gone to her.

Good words SF, I take a slightly different approach. Basically laddering stock prices and selling as they go up. Now on a sell off like this I'm not selling because of my unique ability to pick a bottom and sell, so there's that.
However, I must agree with the Zen of stock investing. Now is the time to step back and follow your list.
You know I saw this coming, why? Very simply because my trading portfolio was 2% over the March high and I figured looking at the market and the stocks I own figures that since my stock holdings mirror many sectors of the market that it's absolutely inevitable that the market retrenches.
Another reason, I ruminated to no end on Wednesday whether I should bail and cash out my trading account in its entirety- Didn't because of tax concerns. That said, if that portfolio was in my IRA I would have bailed big time. That's a fact Jack.
Good buy on AAPL Elroy. It may retest today or next week, but I was looking for the same reasons perhaps at AAPL for the long term. Looks like if it breaks its downturn past 120.50 it could take a nice consolidating turn and strengthen. We'll see.
Incidentally I have been adding since last post, lower still into MA and others, but later on that info. But it's not time for me to account for those adds. Once I'm situated at my desk I'll report additional buys. Probably tonight.
Oh and forget about just a 3% downturn in my trading portfolio.

I've been watching TSLA recover everything from last nights close and AMZN recover almost everything.
To reiterate, the dividend portfolio is still down much more than the trading portfolio, but the trading port took the biggest hit. However, examining it today I see that from it's highs the trading port is 3% down, but the trading port was 2% higher than last Marchs high. So I guess not too bad, actually 1% down from Marchs high.. The dividend port though down less than 1% is still way off its March high. I'm working on it. But until real estate reits and oils come back this will be a laggard. Though I'm still trading around those positions and adding to those positions and taking profits where applicable.

Yes but for co generation the easy out is simply solar panels on each and every roof with individual battery back ups. Beats a whole lot of problems with transmission resistance. The need for huge mega watt facilities becomes academic.
I'm betting more heavily on WKHS and SHL utilizing natural gas/battery automotive tech and or battery electric respectively for the time being.
Same was said of computing 60 years ago. Now look at us. Walking around with phones doing what a building sized computer couldn't do.
