CoreCivic: Controversial, But Strong Cash Flows
The Buy Thesis
CoreCivic (CXW) is deeply undervalued to the extent that even if some of the perceived risk were to manifest, the cash flow outlook is materially better than the market price would indicate. Present annualized FFO is $2.08 per share as compared to a $6.70 market price, so just a few years of cash flow makes the entire market capitalization. I think the political risk is misunderstood in terms of both what can feasibly happen and what the impact would be on CXW.
I examine the scenario of what I view as the most harsh of likely potential policy and show that CXW's cash flows would still be worth substantially more than $6.70. As the political situation stabilizes the stock could rise quite significantly once the market sees the cash flows as stable.

Given the chaos in America, I think we could see a rotation here. Trump can’t have police at the voting stations. I started buying CXW during last summer, what a gem of a stock we got now. I do think there will be a bright future for private prisons looking forward with all the illegal immigrants detainees.
I think CXW will beat earnings in Feb. They cut dividends by .06 this should boost their bottle line.
