Well I do not know much about the east coast,, the west coast, dominated by Calif. majority of Calif requires dug fir on 1st floor as it's harder, better than SPF.. And SPF (Spruce, Pine, fir) is the crappiest regular wood in the world. Crop grown so dam fast it's sponge cake, rots quick, and light weight, for the hyper speed growth. however stand dry SPF could soak up juice deeper into the core of lumber, SPF is the typical CCA treaded lumber likely for that reason.
cept it's the best kindling for a fire! LOL

Dug fir is slower growing.. denser, harder, longer lasting etc. Although also crop grown ..

But as far as east coast, if the SYP, (Spruce, yellow pine) is anything like SPF it's crap too. Yellow pine, on the other hand is nice wood, but too expensive to be using in home building. Yellow pine is primarily used for furniture. You can find thousands of people with 100 year old homes who swear it's built with oak, but yellow pine gets harder as it ages,, dam good stuff.

SYP< Spruce, Yellow pine?? sounds like crop growth,, and if so? screw that crap too.

Yellow pine is most like dug fir,, but crop grown wood is nothing like it was.. When you speed up growth the cells inside enlarge, that leaves big microscopic air chambers, verses old growth, or old naturally grown, , 2-5 times more dense. regardless both are more termite resistant, especially as they age.

SPF cells are HUGE! in comparison,, "Sponge cake"
