i would never debate that "business plan", particularly since i have done [and do] it myself many times over
$20K?...i wouldnt bother [after taxes, etc]
and i gotta tell you, in "hot" areas [such as UNQT claims they are targeting], there isnt even a need to renovate [and many times its a waste of time, $ and effort]...as long as one buys at "workable" numbers
eg: in my area, original flat roof POS are selling for $600K...and then what do the new owners do with it?...tear it down!
it appears that UNQT has laid most of the infrastructure [as it were], given preferred, eden, etc
however, it is my opinion it will be at a "homegrown" level
...and the F'ers "ripped off" the format from homeinvestors.com...which imo is the promotion
unless they do a "surprise" RS, those in at these levels should do very well
