Commit the parcel as their contribution towards the overall cost of the project and then get out a like percentage of the profits?
for example:
$7 million parcel and $100 million construction cost- gets them around 7% of the project
once all of the apartments are sold, that's the end of revenue
even if they sold the condos for double their overall cost, 7% of $214 million is nice money, but once it's collected, that's it.
Less the $5 million they paid for the 3 sub-parcels

or

Retain the parcel and issue a 100 year lease to the builder.
Make year over year revenue

What is the debt service on the cost of the 3 sub-parcels
