I have been thinking the same thing--you simply cant do it properly with 500 million in cash-that's a drop in the bucket---i don't know what they are waiting for as rates move up..i have to believe one thing holding the stock back is fear of more dilution so getting a debt raise out of the way would propel stock higher.It seems like a win win but the inaction is strange
