Too early to tell. My current opinion - It would take a lot worse than a virus with an 18 month time window that mostly cause mortalities in the old and sick to change human sociology and behavior. Also, there just aren't choices globally for living in an urban (high rise or high density) vs american style suburban low density living.

In my view the global demographic tailwind is history. It's simply business as usual and any plus or minus at this point has been factored in already.
