Not near downtown for sure. The west side Galleria area is wealthy/good. None of our colleges have big on campus residency like UT in Austin, but one effective area with a college near [San Jacinto Jr College with 30,000 enrolled] is eastern suburb Deer Park. Far west Katy or far north Woodlands would work as well. Metropolitan Houston is sprawling big...30 mile radius from downtown...could support several.
Of course the bottom line is that once FUNN word gets out, they will come no matter where.
