That's arguable. Certainly this corner of Cambridgeshire in lil ol' England is a premier location for biotech and hi-tech in general, with appreciating values, even allowing for estate agent hyping. What I do know is that land value is largely related to what planning consent has been granted. If consent for housebuilding is granted, then it would probably be worth a multiple of what it would be worth without such consent. Why rush to dispose of an appreciating asset? Not that I would particularly wish to see it sold for housing. It would be yet another encroachment on precious green belt land. Housebuilders themselves in the UK snap up potential development sites, sometimes sitting on them for years waiting for the planning climate to work in their favour, and perhaps boosting their chances by active local lobbying.
And I note from the 10k that Angelika Von Heimendahl appears to have some sort of grazing tenancy on some of this land. Don't know if that encompasses some or all of the 17 acres. Where would her herd of pedigree Red Poll cattle go?
The market value depends upon zoning and there was an up in the air situation surrounding that question yet when the original sale of the other property to Huawei was disclosed. I think that the delay in the 10k might be related to them trying to get a better understanding of the determination of use for valuation purposes as that would be the biggest factor in any change in property value.
