Re Oceanside, I believe we were told some time ago that they are 'friendly' financers (they weren't typical toxic as the price point was set), but I know that even friendly people like to take a profit. Friendly may just not mean long term visionaries, as I thought it did, but the fact that they have been in it so long and weren't typical toxic lenders increases the odds that they were believers in the business model.
