When I look at long-term charts my instinct is the market moves sideways for an extended period of time.

I've been acting CEO of my family's commercial real estate firm, since my 90 year old father has alzheimer's so I know institutional investors are buying and selling commercial properties at a discounted cash flow of 8%, quite a bit above the yield on long term bonds or dividend yielding stocks. My little brother is slowly adapting to reporting to me, but it was an easy transition for my oldest nephew.

A similar discounted cash flow rate for residential property is abysmally low.
