I hear you on all points. I differ with you on outlook. I am optimistic that some of these MAPs and JVs will bring some serious $$ onto our bottom line. That is a year out most likely. So, I wait and watch people pump on one side how we will be a multiple pennies soon and on and on and the other side is all gloom and doom because nothing has happened yet. By next December (2018) one group will be right and one will be wrong.
